How do variations work?

A variation occurs when the agreed scope of works changes — either due to a client request or something unforeseen discovered on site.

 

While we do everything possible to investigate thoroughly before construction begins, some issues only become visible once walls, floors, or ceilings are opened. These can include termite damage, mould, structural concerns, or substandard previous work that must be rectified to ensure your home is safe and compliant.

 

We proactively outline potential risks before contract signing so there are no surprises. If a variation is required, we clearly explain the issue, provide transparent costings, and obtain written approval before proceeding.

 

Our goal is always clarity, not unexpected costs.

How long does the process take?

Every project is unique, but as a guide:

 

Concept to initial design: approximately 2 weeks

Design refinement: as long as needed — we don’t rush this stage

CDC approvals: typically 1–2 weeks

Full DA approvals: generally 6+ weeks (depending on council)

 

We streamline the process by working closely with trusted engineers, drafting professionals, and certifiers we’ve partnered with for years. Our systems are designed to reduce delays and keep momentum without compromising quality.

Do I need a certifier?

For most major renovation projects, yes.

 

If your project proceeds under a CDC (Complying Development Certificate) or DA (Development Application), a certifier is mandatory under current legislation.

 

We guide you through this process and can recommend experienced, independent certifiers we regularly work with to ensure compliance, transparency, and a smooth approval pathway.
